Some 85,000 sq m of office premises class A and class B will be built in Serbia’s capital Belgard this year, experts said on the sidelines of the Balkan Real Estate Conference (BalREc) in Sofia.

There are currently some 145,000 sq m of class A offices in Belgrad. 9% of them are free. Offices of the lower class B are respectively 125,000 sq m in area with 14,5% of them free.

Average rents in Belgrad currently vary between 18 and 25 euros/sq meter.

Romania’s capital Bucharest currently has 430,000 sq m of class A and class B offices. In 2006 offices with an area of 130,000 sq m were built in Bucharest. Experts forecast another 400,000 sq m and 800,000 sq m will be built in 2007 and 2008 respectively. They include three business centers expected to open gates in 2007-2008.

Sofia currently has 546,000 sq m of class A and class B offices, another 331,000 sq m are in the process of construction.

Around 254,000 sq m of them will be built in Sofia’s suburbs. The prices in the ideal center varied between 15 and 20 euros/sq m in the last quarter of 2006, according to data announced on the press conference.
