Winslow Developments presented their new project – Winslow Gardens Restidential Developments at a special press conference yesterday. Winslow and RREEF – an investment managing group part of Deutsche Bank are the project's investors.

The first stage of the project is the building of an area of 22.2 decares of which 12,000 will remain as greenery. The complex will comprise 6 buildings with 444 apartments of different size as well as public space with a Spa center, gym, swimming pool, restaurant, shops, a pharmacy, medical offices, child day care, a hairdresser's, a dry cleaner's and free space.

The complex will be situated on the area of Manastirski Livadi. According to the plan, the buildings will be lower than the regulated height allowed in order to create an atmosphere of peace and family comfort.

„We are allowed to build a total area of 55,000 sqm but we will only build on 43,000 sqm,“ said Ivan Mekushin, Winslow Developments manager.

He noted the advantage of having underground garages and assured that according to the plan there will be more than one parking space per apartment. He also added that cars will enter the garage form the street leading to the coplex which means that the green space will be car-free.

The common area will be maintained by the company – the lights, greenery, garages, the lanes, fountains, and the children's playgrounds will be maintained by the company which will also provide cleaning of the premises and open areas, free newspapers delivery, maintenance of the Spa center and other services.

Winslow Gardens Residential Developments will be the first residential complex in the country where each apartment will receive individual gas supply – thus each owner will be able to control their gas consumption themselves and will be paying directly to the supplier – Sofiagas, which is the region's concessioner.

Reiffeisen Bank will finance the project. The bank offers up to provide up to 90% of the funds before construction starts. The costs on maintenance of the common area will be 7 euro/sqm a year while the pre-construction price stands at 950 euro/sqm.
